Renovation Timeline Singapore: A Realistic Week-by-Week Schedule for HDB, BTO and Condo Homes

Most renovation delays in Singapore aren’t caused by bad contractors — they’re caused by unrealistic timelines that were never going to work in the first place. A homeowner gets quoted “six weeks” by a sales rep, signs the package, and then finds themselves still living out of suitcases three months later wondering what went wrong.

The truth is that most renovations in Singapore follow a predictable schedule, and the homeowners who plan around realistic timelines avoid the rental-extension stress that catches everyone else. This guide walks through a week-by-week renovation timeline for HDB, BTO and condo projects — based on real schedules from the team at RS Carpentry.

Realistic Renovation Timeline by Project Type

From day-one site work to handover, here’s what each scope typically takes for a fully renovated home:

  • BTO basic move-in renovation: 6 to 8 weeks
  • 4-room HDB BTO with full carpentry: 8 to 12 weeks
  • 4-room HDB resale (with hacking): 10 to 14 weeks
  • 5-room HDB resale (extensive hacking): 12 to 16 weeks
  • Condominium renovation (light hacking): 8 to 12 weeks
  • Condominium renovation (full overhaul): 14 to 20 weeks
  • Landed property renovation: 4 to 9+ months
  • Single-room makeover (kitchen or bathroom): 3 to 5 weeks

These are working timelines after permit approval. Add another 2 to 4 weeks for design, quotation finalisation, contract signing and HDB or MCST approval before site work begins.

Week-by-Week Schedule: 4-Room HDB BTO Renovation

This is the most common scope we deliver. Here’s how a typical 10-week BTO schedule actually flows:

  • Week 1: Hacking (if any), masonry first fix, plumbing rough-in, electrical conduit work
  • Week 2: Continued masonry, waterproofing application in wet areas, screeding
  • Week 3: Wall and floor tiling — kitchen and bathrooms first, then living areas if applicable
  • Week 4: Ceiling works (false ceiling, cove lighting boxes), plastering and primer painting
  • Week 5: Carpentry installation phase 1 — kitchen cabinets, TV feature wall
  • Week 6: Carpentry installation phase 2 — wardrobes, study units, bedroom built-ins
  • Week 7: Glass works (shower screens, kitchen panels), final electrical, sanitary fittings
  • Week 8: Final paint coats, light installation, switch and socket plates
  • Week 9: Defects check, rectification, deep cleaning
  • Week 10: Joint inspection, handover, carpentry warranty activation

Why Resale Renovations Take Longer

Resale renovations consistently run 2 to 4 weeks longer than BTO at similar flat sizes. The reasons are structural:

  • Hacking volume is significantly higher (existing tiles, old cabinets, old fixtures)
  • Disposal logistics — a 4-room resale can generate 8–12 lorry loads of debris
  • Re-waterproofing requires curing time before tiling can resume
  • Electrical rewiring in older flats adds at least a week
  • Concealed defects discovered after demolition often need scope adjustments

What Causes Renovation Delays in Singapore

Across hundreds of projects, the same handful of factors cause most schedule slippage:

  • Late material selection. Tiles, laminates and sanitary fittings selected after site work begins push every dependent task back.
  • Mid-project scope changes. “Can we add a feature wall there?” three weeks in costs more time than money.
  • Public holidays clustered together. CNY, Hari Raya and December stretches pause work.
  • Rain delays for external works. Window replacement and balcony works pause in heavy weather.
  • Subcontractor scheduling clashes. One reason in-house carpentry helps — we don’t compete for our own factory’s time.
  • Long-lead-time finishes. Imported tiles or specific laminates from Europe can arrive 6–10 weeks after order.

Key Approvals and Permits That Affect Your Timeline

Before site work can start, the contractor needs to handle paperwork. According to HDB renovation guidelines, only HDB Registered Contractors can apply for the renovation permit, which usually takes 2 to 5 working days. For condos, the MCST approval process can take longer — sometimes 1 to 2 weeks — depending on the management’s response time.

Other timing factors:

  • Hacking and noisy works can only happen 9am–5pm weekdays and Saturdays — no Sundays or public holidays
  • Lift protection booking with the management office (especially condos) needs at least 5 working days
  • BCA submissions for any structural intervention add weeks to the schedule

How to Plan Around a Renovation Timeline

Smart move-in planning saves the rental-extension headache:

  • Add a 2-week buffer beyond your contractor’s quoted timeline before booking your move
  • Confirm key delivery dates with HDB before starting the renovation clock
  • Finalise all material selections — tiles, laminates, paint colours, sanitary — before site work begins
  • Don’t book furniture delivery until handover is confirmed; storing a sofa is cheaper than rushing carpentry
  • If you’re moving from a rental, give your current landlord a flexible end date
