Before Renovation Starts: A Practical Pre-Renovation Checklist for Singapore Homeowners

Most renovation timelines go wrong before the first nail is in the wall. The delays that homeowners experience mid-project — the carpenter who can’t start because tiles aren’t done, the electrician called back because the homeowner changed a light position, the contractor waiting on a laminate that’s suddenly out of stock — usually trace back to decisions that should have been locked down before site work started.

This is a checklist of the decisions you should have confirmed before your contractor breaks ground. Not an exhaustive scope document — a practical list of the things that, if left undecided, will stall your renovation at the worst possible moment. From the team at RS Carpentry, who project-manage HDB, BTO and condo renovations across Singapore and see these gaps happen more often than they should.

Design and Scope Decisions

  • Room-by-room scope confirmed in writing: Every room, every trade. No “we’ll figure it out as we go” items remaining in the quote.
  • Floor plan and layout finalised: Wall positions, door swings, kitchen layout, wardrobe positions — these affect plumbing, electrical and tiling sequences and cannot be changed mid-project without cost and delay.
  • Carpentry positions marked on a drawing: Where the TV wall starts and ends, wardrobe widths, kitchen cabinet run lengths. Tilers need this before they lay a single tile.
  • Hacking scope agreed: Which walls come down, which don’t. Which tile areas are hacked vs overlaid. Changes to hacking scope after tiling begins are expensive.

Material Selections (All of Them)

This is the most common source of delay on Singapore renovation projects. Contractors can only tile once tiles are selected and confirmed delivered. Carpenters can only fabricate once laminates are selected. Electricians need lighting choices confirmed before installing points in the right positions. Everything downstream depends on materials being decided upfront.

  • Floor tiles / vinyl plank: Brand, model, batch number, quantity confirmed ordered
  • Wall tiles (kitchen and bathrooms): Same — batch consistency matters for grout lines and colour matching
  • Carpentry laminate: Every cabinet, every door — confirmed by brand code, not description
  • Kitchen countertop material and edge profile
  • Toilet and bathroom fittings: Basin, toilet bowl, shower mixer, shower head — all selected before tiling begins around them
  • Hardware finish: One metal tone throughout — matte black, brushed brass, chrome, polished nickel. Mixed finishes cause problems when contractor sources items from different suppliers.
  • Lighting fixtures: Type, position and wattage for every room — affects circuit loading and switch positions
  • Paint colours: All rooms confirmed before painting stage, not during it

The sequencing of these decisions is covered in our guide on why light tone matters — choosing lighting before paint and flooring, not after, is part of the right order. The full renovation sequence week by week is in our renovation timeline Singapore guide.

Electrical Planning

Electrical is the one category where changing your mind after the wall is tiled is genuinely expensive. Confirm these before site work starts:

  • Position and height of every power socket in every room
  • Aircon isolator positions (before the aircon installer arrives, not after)
  • TV point position — wall-mounted TV height confirmed
  • Kitchen appliance points: hood, hob, oven, dishwasher, fridge, water heater, waste disposal if applicable
  • Study / home office USB and network points
  • Bathroom shaver and hairdryer points
  • Light point positions — including any cove lighting or niche lighting
  • Fan point positions, including confirm fan type (ceiling fan or bladeless)
  • Smart home / gateway hub position if applicable

Aircon Decisions

Aircon is usually arranged separately from the main renovation contractor, but the renovation scope has to accommodate it. Confirm before site work:

  • Which rooms get aircon — every bedroom, plus living room?
  • System configuration — multi-split system, number of indoor units
  • Aircon ledge and trunking routing — affects false ceiling design and plastering scope
  • Isolator switch positions — electrician needs this
  • Brand and model confirmed (affects indoor unit dimensions for false ceiling cutout)

Permit and Approval Documents

  • HDB renovation permit applied for and approved (contractor handles, but confirm it’s in progress)
  • Neighbour notification letters sent and acknowledged
  • Condo MCST renovation approval obtained if applicable — see our guide on condo renovation MCST rules
  • Renovation deposit paid to management office if required
  • Lift protection and cargo lift booking confirmed

Contractor and Contract Housekeeping

  • Contract signed with itemised quotation attached — not just a verbal agreement
  • Payment schedule confirmed — milestone-based, not arbitrary
  • Project manager or single point of contact identified
  • Site access arrangements confirmed — key handover, access hours
  • Renovation permit number confirmed and on site
  • Contractor’s public liability insurance confirmed

For the full breakdown of what a renovation contract should contain, see our guide on what to check in a renovation contract before signing. For how quotations should be structured so these items are visible and comparable, see our renovation quotation guide.

Logistical Decisions

  • Where are you living during the renovation? (especially important for resale renovations)
  • Have you built in a 2-week buffer before your intended move-in date?
  • Is furniture delivery coordinated to happen after handover, not during?
  • Do you have a contingency budget of 10% for unforeseen works?

Start With an Honest Conversation

The best renovation projects we deliver are the ones where homeowners have worked through most of this list before the first site visit. It doesn’t need to be perfect — but the more that’s decided upfront, the less disruption happens mid-project.
