October and November are the months Singapore homeowners start seriously thinking about renovation. BTO completions cluster in the final quarter of the year. Families who have been putting off a resale flat renovation since the start of the year face the reality that another CNY is approaching. Couples who collected keys earlier in the year and have been living with the original floor finishes and the box-standard carpentry start to finally have the mental space to plan properly.
This guide is for those homeowners: the ones deciding in October whether to start a renovation now or push it to the new year. It covers the practical considerations that affect that decision, what to do with the time between deciding to renovate and the contractor starting work and the planning steps that make any renovation go more smoothly. From the team at RS Carpentry who navigate this timing question with new clients every October.
The Case for Starting Your Renovation Planning Now
Renovation planning and renovation execution are two different things. You can start planning in October even if the site work does not begin until January. In fact, starting the planning phase in October and beginning site work in January or February is often the best timeline for Singapore homeowners who do not want to compromise on contractor choice or material selection.
Here is what the October-to-January planning phase should accomplish:
- Select and engage a contractor after visiting at least two showrooms and comparing itemised quotations
- Finalise the design direction and material palette for every room
- Confirm all tile selections, laminate choices and hardware finishes
- Submit the HDB renovation permit application (which typically takes two to five working days to process)
- Coordinate the aircon installer site visit and confirm fan coil unit positions before the false ceiling is designed
- Order any long-lead materials including imported tiles or specific laminates that may take four to six weeks to arrive
This preparation means that when the contractor starts on site in January, the project can move at full speed with no delays waiting for material decisions or permit approvals.
The Case for Waiting Until After CNY
Chinese New Year in Singapore 2027 falls in 6 to 8 February 2027. Renovation work comes to a near-complete standstill for approximately two weeks around CNY: trades are not available, suppliers are closed and anything that was not finished before the CNY shutdown will not be finished until after it.
A renovation that starts in late November or December and aims to complete before CNY is a renovation under timeline pressure. If you want the home to be finished for CNY you need to either start early enough that the project is genuinely complete before mid-January or accept that handover will happen after the new year break.
Starting after CNY (mid-February 2027 onwards) is cleaner if the project scope is substantial enough that a December start would not complete in time anyway. A full 4-room renovation takes ten to fourteen weeks. A December 1 start does not produce a February 5 handover.
What the Q4 Renovation Market Looks Like in Singapore
October to December is peak season for Singapore renovation contractors. BTO key collection completions and year-end project cycles create demand that outpaces supply across the industry. Practical implications:
- Better contractors book up earlier. If you engage a contractor in October for a January start you have a good chance of securing your preferred team. Engaging in December for a January start means competing with everyone else who delayed.
- Material lead times lengthen in Q4. Some laminate and tile ranges that are stock items in July are on four-week order in November. Finalising material selections early avoids this.
- Pricing does not typically drop in Q4. If you are expecting year-end promotions to produce significant savings on renovation cost, this is not a well-established pattern in Singapore renovation. Reputable contractors do not discount their work because it is October.
Planning Steps to Complete Before Engaging a Contractor
The homeowners whose renovations go most smoothly are the ones who arrive at the contractor’s showroom with clear answers to the basic decisions. You do not need to have chosen every tile and every laminate but you should have:
- A clear sense of the interior style direction (Japandi, contemporary, Scandinavian, industrial or a hybrid)
- A realistic budget for the contractor’s scope plus aircon, curtains, furniture and appliances
- A list of every room and what each one needs (carpentry scope, wet works scope, flooring decision)
- A clear move-in date target or range
Our pre-renovation checklist Singapore covers every decision that needs to be made before site work starts. Going through that checklist before your first contractor meeting produces a more productive consultation and a more accurate quotation.
The Renovation Decisions That Benefit From Extra Time
Some renovation decisions improve when they are made without time pressure. The three that benefit most from the October planning window:
Style direction: Visiting three or four completed renovation projects in your target style (rather than just looking at portfolio photos) gives you a much better sense of what the design actually feels like to live in. Visiting in October before you have committed to a contractor means you can assess projects honestly rather than post-commitment.
Carpentry specification: Understanding the difference between E0 plywood and MDF, between Blum hardware and generic hardware and between Admira laminates and unbranded equivalents takes some education. Going through that process before signing a contract protects you from specification substitutions you would not otherwise notice. Our guides on laminate Singapore and built-in wardrobe materials and hardware are useful starting points.
Contractor selection: Our guides on how to choose a renovation contractor Singapore and questions to ask before signing cover the evaluation framework that protects homeowners from the most common contractor selection mistakes.
