Bathroom Renovation Singapore: The Correct Sequence, Tile Choices and Honest Cost for 2026

Singapore bathroom renovation is the renovation scope that most homeowners underestimate and then rue. It is the category where the gap between what something looks like on handover day and what it looks like in year three is widest. A bathroom that was rushed through, with corners cut on waterproofing or grout quality or hardware specification, does not fail dramatically. It fails slowly: a persistent smell, a grout line that has gone dark despite cleaning, a tap that runs slightly less smoothly, a drawer in the vanity that no longer closes properly.

Getting a bathroom renovation right is mostly about doing invisible things correctly. This guide covers what those invisible things are and what the visible decisions should look like when the budget is allocated correctly. The Bathroom Renovation Sequence

Bathroom renovation has a strict sequence and deviating from it creates problems that surface months later. The sequence matters because each stage depends on the previous one having been done properly and having had time to set or cure.

  • Stage 1: Hacking. All existing tiles, screeding and any built-in elements are removed down to the concrete structure. This is the point at which any concealed problems, rotten substrate, incorrectly placed drains or historical water ingress are revealed.
  • Stage 2: Plumbing rough-in. Pipes are repositioned if needed, waste pipe gradients are verified, water points are set to the correct positions for the new sanitary fittings.
  • Stage 3: Screeding. New floor screed is laid to the correct gradient toward the drain. Bathroom floors must slope toward the drain at a minimum gradient to prevent water pooling. Screeding that is rushed or applied by someone without experience often fails this gradient test.
  • Stage 4: Waterproofing. Two coats of membrane applied over the fully cured screed, extending up the walls by a minimum of 300mm and 900mm in shower zones. Each coat requires a cure time of at least 24 hours before the next is applied. After the final coat, a flood test holds water in the bathroom for 24 to 48 hours while the unit below is checked for seepage.
  • Stage 5: Tiling. Wall and floor tiles are laid over the waterproofed substrate. Grout is selected for the joint width and tile type. Silicone is applied at all internal corners rather than grout, because corners are where movement occurs and grout cracks.
  • Stage 6: Carpentry installation. Vanity cabinet, mirror cabinet and any built-in shelving are installed after tiling is complete. This prevents tiles being cracked or chipped during carpentry installation.
  • Stage 7: Sanitary ware and fittings. Toilet bowl, basin, shower mixer, shower head and all accessories are installed and connected. Silicone is applied at all wall joints.
  • Stage 8: Electrical. Bathroom lighting, exhaust fan, shaver point and heated towel rail if specified are connected and tested.

This sequence takes a minimum of three to four weeks to execute properly. A contractor offering a complete bathroom renovation in ten days is not doing stages three and four correctly.

Tile Selection for Singapore Bathrooms

Bathroom tile choice in Singapore involves three decisions that matter more than the aesthetic decision: slip resistance, maintenance of grout lines and resistance to the cleaning chemicals Singapore households use.

Anti-slip rating is a legal and safety requirement for all bathroom floors in Singapore. The minimum specification is R10. Large format floor tiles at 600mm by 600mm or above reduce the number of grout lines which reduces maintenance but require a very flat screed beneath them to be laid correctly.

For walls, large format tiles at 600mm by 1200mm or full-height stone effect panels create the most seamless look. The fewer horizontal grout lines a wall has the less surface for mould and calcium buildup. In Singapore’s humidity this is a practical as much as an aesthetic consideration.

Sanitary Ware: Where Quality Is Felt Every Day

Toilet bowls, basin taps, shower mixers and shower heads are touched and used multiple times daily. The quality difference between a S$180 shower mixer and a S$480 one from a reputable brand is felt in the weight of the handle, the consistency of the temperature control and the absence of any leaking or dripping over five years of daily use.

Brands worth specifying for Singapore bathroom renovation: Toto, American Standard, Grohe and Roca are the most consistently reliable mid-range to premium options available from Singapore suppliers. Budget for at least mid-range on shower mixers and toilet bowls. Save money elsewhere if needed.

For shower mixers specifically, thermostatic models add 30 to 40 percent to the mixer cost but deliver a consistent water temperature regardless of pressure fluctuations. In any household with young children or elderly residents, the safety benefit makes this a worthwhile specification.

Realistic all-in cost ranges for complete HDB bathroom renovation including hacking, waterproofing, tiling, vanity, sanitary ware and lighting:

  • Small common bathroom (full renovation): S$6,500 to S$10,000
  • Master bathroom (full renovation, mid spec): S$9,000 to S$15,000
  • Master bathroom (premium: sintered stone vanity, frameless screen, designer fittings): S$14,000 to S$25,000
  • Condo bathroom (full renovation, mid-to-premium): S$12,000 to S$28,000

Vanity Design in a Singapore Bathroom

The vanity is the most visible piece of carpentry in the bathroom and the one that takes the most moisture abuse. Marine plywood carcass is the minimum specification for a Singapore bathroom vanity.
