Singapore homeowners spend weeks comparing renovation quotations, visiting showrooms and reading online reviews but most of them never ask the questions that would actually tell them whether a contractor is the right fit for their project. This is not a criticism. The renovation industry is not transparent about what matters and first-time homeowners in particular have no way to know what to look for until something has already gone wrong.
This guide is the list of questions worth asking before you sign anything. Questions that get past the sales presentation and into how the contractor actually operates. From the team at RS Carpentry who have been delivering renovation projects since 2014 and know exactly which questions reveal real operating capacity from those that just produce rehearsed answers.
About the Company
Start with the basics. These should take less than ten minutes to verify and they tell you whether the conversation is worth continuing.
What is your HDB licence number and can I verify it now? Any legitimate contractor doing HDB or BTO renovation in Singapore has a valid HDB licence. The number should be on their quotation, their website and their letterhead. You can verify it on the HDB directory in about thirty seconds. If there is any reluctance to provide it, stop there.
Are you BCA-registered and CaseTrust-accredited? BCA registration matters for any work involving structural elements. CaseTrust accreditation means standardised contracts, capped deposits and access to the Consumers Association of Singapore dispute resolution process. Both are verifiable online.
How long have you been operating under this company name? A renovation company that has changed names every two to three years is a different risk profile from one with a decade of continuous operation. Check ACRA registration date as well as claimed years in business.
About the Project Team
Who will be my project manager? The person giving you a tour of the showroom is usually a salesperson. The person managing your renovation site is someone else entirely. Find out who that person is and what their experience level is before signing.
How many active projects will your team be running when mine starts? A team with fifteen active sites and four project managers is managing more than they can pay proper attention to. A team with six active sites and three project managers is in better shape. There is no universal correct number but the ratio of projects to managers tells you something real about available attention.
Who does your carpentry? Is it manufactured in-house or subcontracted? This is one of the most operationally significant questions you can ask. Contractors who subcontract carpentry to third-party workshops have less control over quality, timeline and rectification. Contractors who run their own factory can respond faster to specification changes, quality issues and delivery scheduling. RS Carpentry manufactures in our own Woodlands factory which is one of the things we tell every client upfront because it genuinely matters for their project.
About the Quotation
Can you give me a fully itemised quotation with material brands, quantities and unit prices? If a contractor cannot or will not provide this, the price they are quoting is not comparable to any other contractor’s price because you cannot see what is and is not included. Our guide on how to read renovation quotations Singapore explains what a proper itemised quote looks like.
What laminate brand will you use for the carpentry and what grade of plywood for the carcass? The answer should name a specific brand and grade. “Quality laminate” or “branded materials” is not an answer. Admira, Avora, Lianhin and SBH are the established Singapore laminate suppliers worth asking about by name.
What hardware brand will you use for hinges and drawer runners? Blum, Hettich and Hafele are the names that signal real quality commitment. “Good quality hardware” without a brand name is not a commitment to anything.
About the Timeline
What is the realistic completion date and will you put it in the contract? Every contractor will give you an estimated timeline. Fewer will commit to it in the contract with a liquidated damages clause for overrun. The ones who will are more confident in their ability to deliver. Our guide on renovation timeline Singapore gives the realistic week-by-week breakdown for different project types.
What are the most common reasons projects overrun and how do you manage them? A contractor who gives you a thoughtful honest answer about late material deliveries, subcontractor scheduling and homeowner decision changes is operating transparently. A contractor who says “we never overrun” is not being honest.
About After Handover
What does your warranty cover and for how long? The answer should be specific: what is covered, what is excluded, what the process is for making a warranty claim and what the response timeframe is. “We take care of our clients” is not a warranty. A written warranty document is. We offer a five-year warranty across our renovation packages and the terms are in writing as part of the contract.
Can I speak with a homeowner from a project completed more than two years ago? Recent reviews capture the sales and handover experience. A client two years later tells you what the home still looks like, whether any issues emerged and whether the contractor honoured the warranty when needed.
Trust What You Observe
Beyond the specific questions, pay attention to how the consultation is run. Does the consultant measure the actual space or just take photos on a phone? Does the quotation arrive within 24 hours of a brief visit or does it come after proper site measurement? Does the person answering your questions seem genuinely knowledgeable or are they working from a script?
You can read what homeowners who have been through the process with RS Carpentry actually said on our reviews page. Contact us for a free site visit and we will walk through these questions with you, not around them.
